Daily Discipline No. 1: Study the Market
I’ve been harping on this one a lot lately… but only because it’s that important.
How else are you going to speak intelligently about what’s happening in your market if you’re not studying it every day?
You need to be in the MLS for at least 20-30 minutes daily, reviewing new listings, new sales, new pendings, closings, price trends, and more.
Doing so is going to boost your confidence and give you topics to talk about with people. (Which means it’s that much easier to pick up the phone and make your calls.)
Then… make sure you use that information and tell people how you study the market. That’s what consumers are looking for is someone who knows what they’re talking about and is informed on both a local and national level.
Daily Discipline No. 2: Follow Up ZERO
This one’s pretty simple…
Don’t let a day end where you haven’t followed up with everyone you need to follow up with.
If you’re letting your follow-up calls slide, it’s no wonder you’re not performing to your full potential. Worse yet, you’re showing people that you’re unreliable.
Make it your mission to leave no follow-up hanging at the end of the day.
It takes discipline and devotion, but just do it!
Daily Discipline No. 3: Document Your Day
I’ve been preaching the value of video for years now, but some people are still reluctant, or scared, or who knows what… that they just aren’t doing it!
It’s time to start. And I’m not talking about big production values here. I’m talking about picking up your phone, hitting the red “record” button and showing people what you’re up to… team meetings, thoughts after an appointment with a client, telling the story of how you sold a property, telling the story of how you solved a client’s challenge… etcetera, etcetera!
THIS is how you’ll connect with people and stay top of mind in today’s environment. Be real, be yourself, give people insight into what you do and how you do it… and do it consistently!
Daily Discipline No. 4: Make Your Calls
3-2-1.
That’s pretty easy to remember, right?
Because it’s a great way to guarantee your success. Let me explain:
- 3 hours of phone calls (or similar activity to engage people)
- Book 2 appointments
- Go on at least 1 appointment
What do you suppose your schedule look like if you did that every day?
Better yet, what would your bank account look like?
Probably similar to Bay Area Rockstar Andy Tse, who does this and will close $600 million in sales this year.
Daily Discipline No. 5: Invest 30 Minutes in Education
Who would you be a year from now if you spent 30 minutes purposefully learning something new each of the next 365 days?
Think you’d have more to talk about?
Think you’d end up in more interesting conversations?
Of course, you would.
I’m not talking just real estate, either. I’m talking about anything that gets your synapses firing.
The more curious you are, the more you have to offer others.
Or maybe it’s topics adjacent to real estate that will make you a more well-rounded real estate expert… tax implications, investing (Are you confident you speak the “language” of big-time investors?), estate planning, 1031 exchanges, etc.
Build those 30 minutes into your calendar. You’ll be a better person for it, I guarantee.
Who’s Going to Hold You Accountable?
Here’s the thing…
Let’s say, just for the sake of argument, that you love today’s topic.
You’re excited about these five disciplines and you’re going to start doing them.
But what happens 30 days from now when your schedule is jam-packed and you might not have time for your 3-2-1s? Or you tell yourself, “I didn’t get around to making a video or going live at all today… no big deal.”
That’s where these disciplines lose discipline.
And that’s when you fall short of your potential.
Whether it’s a friend, an app, your broker, a colleague, or a real estate coach, you need daily accountability on these 5 activities. If you want to be a successful real estate agent, find it!
Let me know two things in the comments: Which disciplines are you committed to, and who will hold you accountable to them?
