You’ve heard me preach over and over again that the mind is more powerful than matter, and believe it or not, this is even true when it comes to marketing your listings. The best listing descriptions are capable of influencing a consumer’s psychology to change what they’ll see before they even step foot in the home. It’s a virtual handshake that welcomes them into a new lifestyle.

Even if the property does have some quirks, the right description can put a spin on them that leaves an enduring first impression. 

But here’s the catch… crafting compelling, attention-grabbing descriptions can be time-consuming – time that could be better spent building relationships, networking, and closing deals. That’s where ChatGPT steps in. In this blog, I’ll share some of the tactics and prompts to use ChatGPT for real estate– the same prompts our coaching members are using to create stunning listing descriptions in just a few minutes, ones that will stand out from the sea of sameness.

Tips to Use ChatGPT for Listing Descriptions 

Tip 1: Provide Example Standout Property Descriptions

If you want to write the best listing descriptions, you have to study the best listing descriptions – sorry, I meant ChatGPT does… 

Your job is just to give it the assignment. We’ve all come across listings that just grab our attention, right? Well, you should be saving those to teach ChatGPT what a great listing description looks like. Find three that you really like, then let ChatGPT know what you’re doing by giving it a prompt like this:

“I’m going to give you three listing descriptions to learn from. I want you to analyze them and then I’ll prompt you to write a real estate listing description in a similar style.
Here is description number one:”

Keep in mind that ChatGPT doesn’t always retain what you’ve taught it from one session to the next. You may need to feed it these descriptions from time to time. So it’s a good idea to keep all your prompts organized in a file ready to copy and paste.

 

Tip 2: Tap into the Home Seller’s Perspective

One of the most powerful resources you have at your disposal is the home sellers themselves. They know their property inside and out, and their insights can be invaluable. Encourage your seller to send you a list of qualities they love about the property. 

What unique features and aspects of their home do they cherish the most? Maybe it’s the cozy fireplace, the spacious backyard, or the stunning sunset views. These personal details will add an authentic touch to your listing description.

Once you have the list, prompt ChatGPT to feature everything on there in the description.

“Include these features in the description you write:

-A spiral staircase

-Easy access to the Palisades Mall

-Brand new kitchen appliances”

Etc… 

 

Tip 3: Craft a Compelling Story

Now that you have the seller’s input, it’s time to weave it into a compelling narrative. Start by envisioning the kind of lifestyle a potential buyer could attain in this home. 

Is it perfect for someone looking to hit the golf course every weekend? Or maybe it’s an ideal retreat for someone seeking tranquility after a busy day. By crafting a story around the property, you’re helping potential buyers imagine themselves living there.

It also may not hurt to give a glimpse into how the home was cared for previously. People check CARFAX to be sure the car they’re buying wasn’t involved in a bunch of accidents, and I’d say that same principle is even more important for a home. If the residents spent many happy years in this house, mention that (being sure to abide by all Fair Housing laws). This has the power to change little oddities from an Amityville Horror vibe to a homey charm.

“Just imagine walking five minutes from your front door and being at one of the local, organically sourced 5-star restaurants of the Pearl Street Mall, then walking 15 minutes along the creek directly into the Flatiron mountains. This location is so central to every experience people come seeking but you wouldn’t know it in the peace and quiet of your serene living room.”

 

Tip 4: Create a Sense of Urgency & Exclusivity 

Creating a sense of urgency can be a game-changer in real estate marketing. Let potential buyers know why this property is a rare find. Maybe it’s the only one of its kind in the neighborhood, or perhaps there’s a special feature that sets it apart. 

Prompt ChatGPT to use phrases like “unique opportunity” or “won’t last long” to emphasize the exclusivity of the listing.

Doing this step correctly takes a little bit more research and careful observation on the property itself. Take notes and look for what this house has that no other does.

Speaking of research… This step also should apply when finding examples to feed to ChatGPT. If you can find listing descriptions that create such a sense of urgency that you’re tempted to schedule a viewing, you know you’re on the right track.

 

Tip 5: End with a Call to Action

Wrap up your listing description with a clear call to action. Encourage potential buyers to schedule a viewing, reach out for more information, or attend an upcoming Open House. This final nudge can make all the difference in converting interest into action.
